How to convert a barn
A barn conversion is something that our clients may have always dreamt of doing but never knew where to start. OK, so some people are farmers and have the barns on the farm. Others are able to buy the barn that is in need of restoration. So how do you convert a barn?
Living in the South West timber barns are the most popular conversions. But they are becoming fewer due to the popularity of barn restoration.
Find a barn. Finding a barn to convert can be harder than you think as it’s become very popular for private investors as well as domestic dwellers.
Is it the right size? When you find an old barn to convert you have to decide if it’s big enough for your requirements.
Character. Does it have the character you dreamed of? If it does then retain it where you can. No two barns are the same so what opportunities are there for walls, windows, doors, layout etc
Plan your budget. This may sound obvious but there can be pitfalls to barn conversions so we always recommend having a contingency fund. Being old structures there can be a whole host of things that creep out of the weeodwork. We can discuss the budget with you.
Plans. With our recommended architect we can help get the plans together and apply for the appropriate planning permission.
The build. This is where the fun begins. Once all of the plans have been approved we can start the build.
Don’t forget the bats. Bat conservation is an important part of any barn conversion. If bats are in situ we can move them in line with all regulations.
Back to the build. structural fixes are first to deal with on walls, timber beams etc. Making an old barn watertight is crucial so we always plan to get the roof sorted, windows in and damp proofing completed. Generally all after underpinning.
First Fix. This will get the electrics and plumbing throughout the building.
Second Fix. Plastering can then take place and the electrics completed, bathrooms fitted, doors put on etc. Second fix is prettying up the first fix.
Decorating and snagging. Finally we work on finishing everything off to the standard the budget allows.
